Bluewater Bay is Niceville’s master-planned waterfront community, spread along the north shore of Choctawhatchee Bay just east of town. It’s not a tourist destination in the beach-town sense — it’s a place people move to on purpose, with a marina, golf, tennis, and miles of shaded residential streets under tall pines. For visitors, that’s precisely its appeal: rental condos and homes here cost meaningfully less than Destin, and the bay is right out the front door.

Where is Bluewater Bay, and how far is the beach?

Bluewater Bay sits along State Road 20 in Okaloosa County, between Niceville and the Walton County line. The Mid-Bay Bridge is minutes away, putting the white sand of Destin about 20 minutes from your driveway — often faster than driving from one end of Destin to the other in summer traffic. Fred Gannon Rocky Bayou State Park borders the community to the west, so hiking trails, campsites, and calm-water paddling are essentially next door.

Think of it as the quiet-side option. Mornings here mean herons on the bay, joggers on pine-shaded streets, and coffee in Niceville five minutes away; afternoons mean the beach across the bridge. A few practical notes. You’ll want a car — this is a residential community, not a walkable village. And if you’re weighing Bluewater Bay against a Destin condo for a family trip, the honest trade is this: you give up walking to the sand and gain space, quiet, lower rates, and a bay view that most Destin visitors never see.
