Emerald Isle Pensacola Beach

Emerald Isle is a Gulf-front condominium high-rise at 22 Via De Luna Drive on Pensacola Beach, just east of the main intersection where the Pensacola Beach bridge meets the island. The 17-story tower was completed in 1997 and sits within walking distance of Casino Beach, the Pensacola Beach Gulf Pier and the Boardwalk. Much of Santa Rosa Island on either side of the town is protected by the Gulf Islands National Seashore, which keeps long stretches of dunes and beach free of buildings.

The building has about 128 individually owned condos, all two and three bedroom plans. Large balconies and floor to ceiling glass are standard, so living areas and many bedrooms look straight out at the Gulf. Rental listings often show two bedroom units sleeping six, with king beds in both bedrooms and a sleeper sofa.

The lobby is private and the property has controlled entry, covered parking and owner storage. Elevator modernization was underway in early 2026, so ask about any ongoing work.

Emerald Isle condos are individually owned and rented through their owners and several rental companies. As a result, furnishings, parking, pet policies and beach chair service vary by unit, and some owners include chairs and umbrellas while others do not. Confirm the details with the listing before you book. Pensacola Beach has white quartz sand, and the Gulf here is often clear and green in calm weather. From May through October, sea turtles nest along this shore, so buildings keep beachfront lights low at night and guests are asked to take gear off the sand each evening.

From the building you can walk to Casino Beach, the Gulf Pier, The Shell and the restaurants and shops along the Boardwalk, which is less than a mile away. Fort Pickens and the Gulf Islands National Seashore are a short drive west, and downtown Pensacola and the National Naval Aviation Museum are across the bridges. Emerald Isle suits families and couples who want a high-rise Gulf view and easy walking access to the center of Pensacola Beach.
