WaterColor, Florida is one of 30A’s most beloved planned communities, a New Urbanist neighborhood of pastel cottages, white picket fences, and tree-lined streets that seems engineered for slow bike rides and long porch evenings. Developed by the St. Joe Company in the early 2000s, WaterColor wraps around the older town of Seaside on the corridor’s middle stretch, with Grayton Beach and its state park just to the west. The result is arguably the best-located base on all of 30A: walk to Seaside’s Airstream Row in one direction, paddle a rare coastal dune lake in the other.

That lake is Western Lake, the most photographed of South Walton’s coastal dune lakes, which forms WaterColor’s serene western edge. The community’s boathouse district on its shore is home to Boathouse Paddle Club, where paddleboard and kayak rentals put you on flat, tea-colored water framed by scrub pines and white dunes, one of the most distinctive experiences on the Emerald Coast. Between the lake and the Gulf, WaterColor’s famous amenities stack up: the multi-pool Camp WaterColor, Cerulean Park’s manicured green, tennis and pickleball courts, and a private Beach Club overlooking the sand.

Staying and Eating in WaterColor

The WaterColor Inn is the community’s crown jewel (Gulf-front quiet luxury with direct beach access), and its restaurant, Fish Out of Water, delivers some of the corridor’s best Gulf-view dining. The adjacent WaterColor Grill serves poolside meals at the Beach Club, while the Town Center covers the casual end: coffee and grab-and-go bites at Beach Happy Cafe, biscuits at Scratch Biscuit Kitchen, and boutique browsing at Old Florida Outfitters, the community’s outpost for outdoor apparel and fishing tackle. Seaside’s full restaurant lineup sits an easy five-minute stroll away.

Practical Tips

Most of WaterColor’s amenities (the pools, the Beach Club) are reserved for guests of the Inn and vacation-rental guests with amenity access, so confirm what your booking includes. Visitors can still enjoy the Town Center, Western Lake paddling, and the public beach accesses nearby. The Timpoochee Trail runs right past the community, making bikes the default transportation; most rentals come with them. Spring and fall bring the best balance of weather and crowds, while summer is lively, family-packed, and books out months in advance.
