Costa Blanca

Costa Blanca is a boutique Gulf-front condominium at 4461 W County Highway 30A in Santa Rosa Beach, set on a dune directly across the highway from Gulf Place Town Center. Completed in 2018, it is one of the newer buildings on the western half of Scenic 30A and contains just fourteen residences, which gives it a quiet, private feel compared with larger complexes along the coast. The building is set back on the dune behind native sea oats, so the views from the upper floors reach well out over the Gulf.

The residences are large. Real estate listings describe floor plans from roughly 2,245 to more than 2,600 square feet, with penthouse units of around 4,000 square feet that include rooftop terraces. Rental listings describe four bedroom layouts that sleep about eight, floor-to-ceiling windows facing the Gulf and a beachfront balcony of about 270 square feet on each unit. Interiors in the building were delivered with finishes such as Sub-Zero and Wolf appliances, quartz counters and hardwood or stone flooring.

Shared amenities include a pool and sundeck raised above the dunes with Gulf views, a fitness room, owner storage and secure underground parking with two reserved spaces per residence. A private dune walkover leads straight to the beach. The building has rental rules intended to keep a residential character, and only some owners offer their homes to vacationers. Each residence is individually owned and rented through owners and a small number of local rental companies, so availability, minimum stays and services such as beach chair setups vary by unit. As on all Walton County beaches, guests are expected to remove chairs, tents and other gear from the sand each evening under the county’s Leave Only Footprints rules.

Location is a strong point. Gulf Place Town Center, across the street, has restaurants, galleries, boutiques and a public beach access, and it hosts seasonal events. Santa Rosa Golf and Beach Club is close by, the Timpoochee Trail runs along 30A for biking and walking, and Topsail Hill Preserve State Park and Grayton Beach State Park are each a short drive in opposite directions. The neighborhoods of Blue Mountain Beach, WaterColor and Seaside lie a few miles to the east. Northwest Florida Beaches International Airport near Panama City Beach and Destin-Fort Walton Beach Airport are both within about an hour’s drive.

Costa Blanca suits families and groups looking for a spacious, newer Gulf-front condo with a residential atmosphere and walkable dining. It is a good fit for longer stays and for guests who prefer a small building over a full-service resort with front desk services.
