The Villas at Santa Rosa Beach

The Villas at Santa Rosa Beach is a gated Gulf-front condominium community at 4451 W County Highway 30A, on the beach side of Scenic 30A directly across from Gulf Place Town Center in Santa Rosa Beach. Three four-story Mediterranean-style buildings sit among tall palms, with a boardwalk over the dunes leading to the sand. The buildings are arranged so that most units have at least a partial view of the water, and the pool sits between the buildings and the dune.

The community holds about two dozen residences, built in the late 1990s according to county-based building data, and the floor plans are generous. Units are three and four bedroom homes with open living areas, decorative fireplaces, French doors to balconies and resort-style primary baths with jetted tubs and separate showers. Upper-level units have large balconies with wide Gulf views, while ground-level units open to patios that face the dunes. Many kitchens have been updated with granite and stainless appliances, though finishes vary.

Shared amenities include a heated beachside pool, gated entry, parking and outdoor showers, plus the private boardwalk to the beach. Some listings allow pets, which is less common among 30A Gulf-front condos, but that is set by each owner. All units are individually owned and rented through owners and several local rental companies, so bedding layouts, pet rules and extras like beach chair service vary by unit. Real estate agents note that units are rarely sold and are more often kept as rentals. Walton County’s Leave Only Footprints rules require beach gear to be taken off the sand each evening, and exterior lights are kept low during sea turtle nesting season from May through October.

Gulf Place Town Center, across the street, is the main draw for guests who like to walk to dinner. It has restaurants, boutiques, art galleries, a public beach access and seasonal events on its green. Santa Rosa Golf and Beach Club is nearby for golfers, and the Timpoochee Trail follows 30A for biking in either direction. Topsail Hill Preserve State Park is a few minutes west, and Blue Mountain Beach, Grayton Beach, WaterColor and Seaside are a short drive east.

The Villas at Santa Rosa Beach suits larger families and groups who want three or four bedrooms on the Gulf with a pool and easy access to shops and restaurants on foot. Its size and layout also work well for multi-generational trips and for guests staying a week or longer. Northwest Florida Beaches International Airport and Destin-Fort Walton Beach Airport are each roughly an hour away.
